34 state policies
Staying at 34 State will always be a relaxing and easy experience, however we do have a few policies when making reservations and during your stay. Please note the following:
Reservation Policies:
Please understand that we are a small operation of only 2 suites so we must adhere to very strict cancellation policies. We thank you in advance for understanding the nature of our business and following this policy.

we have a 2 or 3 night minimum on many weekends throughout the year. if a weekend is not booked as of the thursday prior to the weekend we may release the suite for a shorter stay for that weekend. Please contact us at innkeeper@34state.com or call 315-730-4690 to request a shorter than our minimum stay requirement.

50% of payment is due at time of making reservation, the remainder will be charged to your credit card 30 days prior to arrival.

cancellations of nightly reservations made greater than 30 days prior to arrival will receive full deposit less $50 cancellation fee per suite booked.

reservations that are cancelled less than 30 days prior to your arrival date, the guest is responsible for the full reservation charges. please understand that we are a very small establishment and only offer 2 suites so cancellations are very detrimental to our small business. please be sure of your reservation and dates before booking.

when reserving an extended stay of 30 days or more your cancellation period will be as stated on your lease or 180 days.

Specials, packages, promotions or last minute discounts are not valid on prior reservations. Prior reservations cannot be transferred to another suite after booking in order to receive a last minute special or lower rate that has become available since the time of your booking reservation.

we are not responsible for errors or omissions on 3rd party booking engines information about our property.
Policies during your stay at 34 State:

coffee is available 24/7 for our guests. no other food or beverages are guaranteed to be offered to our guests during their stay.

check-in time is anytime after 4pm and check-out is promptly at 11am. please be respectful of our cleaning staff and their time to get your suite ready for you or the next guests arriving.

we are available during business hours by calling or text message at 315-730-4690 for anything you may need and will do our best to accommodate your needs as soon as possible. after hours please feel free to call for any emergency needs, this would also include temperature settings in your suites.

smoking is prohibited inside the house but is allowed outside on the property if needed.

pets are permitted to stay with guests when previously ok'd and in writing within your confirmation email, our family does have 2 friendly black labs allie & gabby and they live on the premises.

a pet fee of $75/night per pet will be charged for all guests bringing a pet. any damage your pet makes to the property or it's contents will be the responsibility of the guest and will automatically be charged to the guest's credit card.

parking at 34 State is free and off street in our private driveway next to the house. however, parking is limited to 4 spaces so we kindly ask that if you have visitors while staying with us that they park in the public parking lot just across the street behind the church and not on the side streets as we request that be kept for the use of our neighborhood only. please be aware that parking is limited, if you have any concerns please call us.

daily housekeeping is not provided during your stay. should you need fresh towels please contact us and they will be provided to you as soon as possible. if you have trash that needs to be cleared or any other needs please contact us and we will attend to your needs as soon as possible.

Any damage caused to furnishings, linens or any physical property at 34 State caused by an individual staying at the property or any guest of theirs will be held responsible for replacing or repairing such property. This also applies to any loss of property that may occur in a guest suite during an individual's stay. When booking at 34 State, a guest takes on the above responsibilities and agrees that their credit card will be charged for any damages or losses incurred during their stay.

upon departure please leave your keys in the door to your suite. a fee of $100 will be charged to your card on file for any keys not returned to us.

unfortunately because of our village laws we may not offer cooking facilities for guests.
